How It Works

Building Plan Approval Process

Our digital building plan approval portal has transformed the permit process. Here's how it works:

  1. Submit Online: Upload your architectural drawings, structural calculations, and supporting documents via our portal.
  2. Initial Review: Our team checks for completeness and compliance with zoning and building codes within 5 working days.
  3. Technical Assessment: Engineers and planners conduct a thorough review of structural, fire safety, and environmental aspects.
  4. Approval & Permit Issuance: Once approved, you receive a digital permit. Average turnaround: 15 working days.

For complex projects, we offer pre-submission consultations to ensure a smooth process.

Building Plan Approval – Requirements+
Required documents: Completed application form, proof of land ownership (Certificate of Occupancy or deed), architectural drawings (site plan, floor plans, elevations, sections), structural calculations, soil test report (for multi-storey buildings), environmental impact assessment (for large projects), and proof of payment of applicable fees.
Zoning Certificates+
A zoning certificate confirms that a proposed land use is permitted in a specific zone. Applications require a site plan, land title document, and description of intended use. Processing takes 7 working days.
Urban Renewal – How to Participate+
Property owners in designated renewal areas are invited to partner with the Ministry. The government provides infrastructure upgrades (roads, drainage, lighting) while property owners are expected to bring their buildings up to code. Community engagement meetings are held quarterly.
Development Control – Enforcement Process+
Our enforcement team conducts routine patrols and responds to complaints. If a violation is found, a notice of non-compliance is issued. The owner is given a timeframe to rectify. Failure to comply may result in stop-work orders, fines, or demolition of illegal structures.
GIS Data Access+
Members of the public can request GIS maps and land data for research, development planning, or legal purposes. Requests are processed within 10 working days. Fees apply for commercial use.
